We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. 

We are in a quiet neighborhood. Party or any form of noisy gathering is very very strictly prohibited. Quiet hour after 9pm. 

Smoking and vaping are strictly prohibited inside the house. Violations of this policy will result in a minimum fine of $500 per day.

*Please note: This is a completely non-smoking property.Our neighbors have asthma, so we ask that you avoid smoking outdoors. We appreciate your cooperation!

- **Anonymous**: "Allen’s place in Maple Leaf great. We stayed for 13 nights and found no major issues. We stayed at the house in the front on the top floor. Although we could hear people talking from downstairs at night, they stayed only a few days when we’re there so no issue at all for us. There was some missing items, but when requested, Allen quickly responded and provided us with the items requested. There was small miscommunication about trash, but quickly resolved with Allen. They have all the amenities that you can think of! Bed is also comfortable, although the single sofa bed might not be that comfortable is used for too long (we decided not to use it). Area wise, well it’s Seattle, so best to have a car so we have no hassle getting around from the house. It’s 5 mins drive to Northgate Rail, 10mins to UW. Super convenient. Not much around the area to walk (big street is Roosevelt), but no issue for us as we had a car. Overall, great stay. Will come back and recommend to friends/family." (10/5)
